Blaise and I are so thankful we worked with Cedric Johnson to get a 203-K renovation loan. We are the 3rd owners of a 106 year -old townhouse on Capitol Hill that used to include a one-room grocery store in the back yard. in 1900, Kalman Bretler, a Jewish man from Eastern Europe, immigrated to the US with his family. A mere 10 years later,, he was able to have our house custom built with 1 unit as his family residence facing K street, and 2 unit as a 2 story grocery store facing Florida Ave. Mr.Bretler went on to become one of the founding members of the first grocers’ association in Washington, DC, organizing with other small businesses to buy wholesale and split up the meat and produce among themselves. Unfortunately for us, the 2nd owners boarded up the store and let it rot to the ground. Only bricks, and a faded sign remained. The property was even the subject of a Washington City Paper article, lamenting the fact that no one cared enough to revive it. Prior to working with Cedric, we applied for a loan with 2 other well-known banks, and were denied both times during a very frustrating year. No one could see what we saw; a piece of history worth investing in. Today, thanks to the loan with Prospect Mortgage, the store is renovated into a beautiful 2 bedroom residence. Instead of having a 1 unit residence worth $700,000 with a dilapidated brick structure in the back yard, we now have a 2 unit residence worth $1,250,000 after only a $316,000 investment- an immediate net profit of $234,000 for our family. We use the old store as a guest house for family and friends, and plant to rent it in the upcoming years to pay for our retirement and kids’ college. We still go back and stare at that old sign- now freshly repainted, that started it all. Thank you for believing in us!
